South Texas’ $471.8M AI Data Center: What It Could Mean for Real Estate

Developers have unveiled plans for a proposed $471.8 million AI data center campus in South Texas. A state filing outlines a 471,884-square-foot facility in Willacy County, representing another major investment in the region’s expanding technology and infrastructure landscape.

For real estate professionals and investors, projects of this scale can create ripple effects beyond the site itself. Construction activity may increase demand for contractors, temporary housing, logistics, and commercial services, while nearby industrial and development-ready land could receive greater attention.

The project’s real estate impact will depend on several factors, including power availability, water resources, fiber connectivity, transportation access, permitting, and the broader campus timeline. These infrastructure signals often help identify which areas may benefit from future development and investment.

As South Texas continues attracting large technology projects, buyers, sellers, and investors should monitor emerging corridors closely. If you are considering property in the region, connect with a local real estate professional to evaluate opportunities, risks, and long-term market potential.

  • San Antonio Homes Take Longer to Sell | Looking for a REALTOR® you can trust? Let’s make your next move with confidence. Committed to Service. Driven by Integrity.

San Antonio homes took a median 109 days to sell, the study's second-longest wait nationwide, even with a median list price near $322K.
Affordability alone did not speed sales. Higher mortgage rates pushed monthly payments high enough that a typical local buyer still faced budget strain.
Supply shaped the slowdown: San Antonio carried 6.2 mo of unsold inventory versus 3.9 nationally, giving shoppers far more listings to compare.
The selling timeline lengthened fast, with median days on market ↑28 yearly, one of the sharpest increases among metros tracked in the study.
Sellers often adjusted expectations: >30% of listings saw price reductions before selling, while high Texas property taxes made longer holding periods harder.

San Antonio Traffic Alert: Plan Around Loop 1604

San Antonio drivers should plan for continued disruption as the Loop 1604 turnaround at Culebra Road remains closed through Sept. 18, according to MYSA.com citing TxDOT. The closure may add congestion and delays near SH 151, so commuters should check current traffic conditions, allow additional travel time, and consider alternate routes. For real estate clients, the impact can extend to property tours, inspections, and closing appointments. Buyers and sellers should communicate early, build flexibility into their schedules, and work with an agent who understands local routes and neighborhood access. • FHA Loans Can Help Buyers Buy Sooner | Looking for a REALTOR® you can trust? Let’s make your next move with confidence. Committed to Service. Driven by Integrity.

One of the questions I hear most from first-time buyers is how to make homeownership possible sooner—especially when savings or credit aren’t perfect. FHA loans can be a practical path forward. With just 3.5% down for those with stronger credit (580+), flexible qualification standards, and the possibility to use gift funds, these loans often open doors that might otherwise stay closed. You’ll also find that FHA rates can be lower than many conventional mortgages.

Of course, eligibility is key: scores can start at 500, but that 3.5% down applies once you’re at 580 or above. Lenders like to see a 43% debt-to-income ratio, a steady two-year income history, and you’ll need to plan on living in the home yourself. Beyond the down payment, remember to budget for closing costs (typically 2%-6% of the price), plus a 1.75% upfront insurance premium and yearly mortgage insurance.

There are tradeoffs: FHA loans come with primary-residence and property standards, lower loan limits, and, at times, tougher competition against all-cash buyers. But for many, these loans mean a chance to start building equity sooner—even with limited savings or less-than-perfect credit.

As your REALTOR®, my job is to guide you through every step, from reviewing options with approved lenders to finding the home that fits your goals. If you’re considering FHA or comparing your mortgage options, I’ll help you weigh the pros and cons so you can move forward with confidence.

  • Homebuyers Can Shape Their Mortgage Rate | Looking for a REALTOR® you can trust? Let’s make your next move with confidence. Committed to Service. Driven by Integrity.

When it comes to buying a home, the mortgage rate you end up with isn’t just set in stone—it’s something you can shape with the right preparation and guidance. A recent analysis of 1.35 million US home purchase loans (from early 2023 through late 2025) found that even within the same month, there was a 93-basis-point difference among borrowers’ rates. That’s a swing worth about $28,400 in home value if you’re working with a $2,000 monthly budget.

Credit scores made the biggest impact: moving from the high 600s to a 720 score often meant better pricing, with the most important thresholds at 700 and 720. But there’s another detail I want my buyers to pay attention to—comparison shopping. The data showed that a very competitive lender could beat a typical one by 19 basis points, which translates to roughly $5,800 in value. Meanwhile, reaching a 20% down payment didn’t shift the rate much (just 0.7 basis points), but it did help buyers avoid mortgage insurance, which is where the real savings come in.

Guiding my clients means highlighting these details, so you can move forward with clarity and confidence. As always, my goal is to protect your best interests, and together, we’ll navigate every step so your next move is the right one.

  • U.S. Buyers Balance Budgets and Priorities | Looking for a REALTOR® you can trust? Let’s make your next move with confidence. Committed to Service. Driven by Integrity.

As someone who guides buyers and sellers through every twist and turn of the San Antonio real estate market, I see firsthand how homebuyers balance budgets with their true wants and needs. A recent national survey found that 77% of buyers ended up spending more than planned—proof that, even with the best intentions, priorities often shift in the heat of the search. It’s rarely just about price. During their journey, 21% of buyers settled for fewer bedrooms than they hoped, while another 21% accepted a smaller yard to secure a home. Financing choices reflected these trade-offs, too: 29% made larger down payments, 29% accepted higher mortgage rates, 28% took on bigger mortgages, and 15% even looked at neighborhoods they hadn’t considered. Interestingly, more than half of surveyed baby boomers managed to stick to their budgets, while millennials and Gen Xers were more likely to stretch by $80,000 or more. Perhaps most telling, 34% of buyers wished they’d had more education from their agent and lender. This is why I believe in a hands-on, consultative approach—helping clients clarify their must-haves and preparing them for each step, so the home they choose truly fits their lifestyle and priorities. Every move is unique, and my job is to protect your interests and keep your goals front and center.

  • Affordable US Cities Offering Rents Under $1,500

Affordable US Cities Offering Rents Under $1,500

When you think of major U.S. cities, affordable rent may not be the first thing that comes to mind. But right now, nine major metros—including our own San Antonio—have typical rents under $1,500. Alongside Louisville, Oklahoma City, and Memphis, San Antonio stands out as a place where you can still find value in the rental market. St. Louis, Birmingham, Buffalo, Cleveland, and Pittsburgh are also in this group, all with rents hovering near that $1,500 mark.

As someone who helps buyers and sellers navigate every stage of their real estate journey here in San Antonio, I believe understanding these numbers is more than just trivia—it’s about knowing where opportunity lives and how to recognize it. For both homeowners preparing to sell and those considering a move, keeping an eye on what makes our city accessible can shape smart, confident decisions. Every property and every client is unique, and the right information makes all the difference.
