How mortgage preapproval works and why it matters before buying a home

Before you begin your home search, one of the most important steps is securing mortgage preapproval. As someone who guides San Antonio buyers through every phase—whether it’s resale or new construction—I can’t stress enough how this early preparation can set you up for success. Preapproval isn’t just about checking a box; it’s a confirmation from a lender of how much you’re qualified to borrow, based on your credit, income, debt, and assets.

This step strengthens your offer when you find the right home and can move the process along more quickly once you’re ready to make a move. Typically, preapproval lasts 30–60 days and does require providing documentation and undergoing a hard credit check. While it isn’t a final loan guarantee, it’s a strong sign to sellers that you’re serious and ready.

With my background in compliance and my hands-on approach, I’m here to help you navigate these details and make sure you’re prepared for every step ahead. Every detail matters—and together, we’ll ensure you’re ready to move forward with confidence.

  • Closing Costs Can Reach 5% of Your Loan | Looking for a REALTOR® you can trust? Let’s make your next move with confidence. Committed to Service. Driven by Integrity.

Closing costs are separate from the down payment and usually paid upfront to finalize a mortgage, covering lender, property, legal, tax, insurance and escrow charges.
For most US buyers, closing costs typically run ~2%-5% of the loan amount, not the purchase price, so budgeting beyond the down payment matters.
Common charges include origination or underwriting fees, appraisal, inspection, survey, title work, attorney costs, recording fees, prepaid taxes, insurance and initial escrow funding.
Buyers usually pay most closing costs, while sellers cover their own expenses; concessions may help in slower markets, sometimes through a higher offer price.
Before closing, compare lender estimates, review the final disclosure early, ask about credits or assistance, and watch for duplicate fees or drained savings.

  • Start With a Plan, Not a Listing | Looking for a REALTOR® you can trust? Let’s make your next move with confidence. Committed to Service. Driven by Integrity.

When it comes to buying your first home, I always encourage clients to start with a clear plan—not just a search for listings. Before you even set foot in an open house, take time to understand your income, debts, monthly bills, and what payment feels truly comfortable for you. Homeownership should feel manageable, never overwhelming month after month.

One step I recommend early on: check your credit report, fix any errors, and work on lowering balances where you can. Even small improvements here can make a real difference in the loan offers you receive—and may save you thousands over time.

Saving for a down payment is important, but don’t forget about closing costs, moving expenses, and the little repairs that often come up in those first few months. Having a cushion for these expenses helps your transition feel smoother and less stressful.

Getting pre-approved is another key move. It focuses your search, signals to sellers that you’re serious, and can strengthen your offer in a competitive situation.

Finally, work with a buyer’s agent who knows your local market, spots red flags, and helps you see beyond the staging to the things that really matter—like the condition of the home and the details that could affect your investment. My hands-on approach means I’m with you every step, making sure no detail is overlooked and every concern is addressed. That’s how I help buyers move forward with confidence.

1,000 More Apartments Planned Near Alamo Heights

A developer is proposing approximately 1,000 additional apartments at a longstanding complex near Alamo Heights, signaling a potential shift in density for this San Antonio-area neighborhood. The proposal will likely move through zoning, permitting, traffic, and community review before construction can begin. If approved, the added homes could expand rental choices and influence competition among nearby properties, while also raising questions about congestion, infrastructure, and neighborhood amenities. Buyers, sellers, landlords, and investors should monitor the approval timeline and consider how new housing supply may affect local demand. Follow for updates, or connect with a San Antonio real estate professional to discuss what this development could mean for your plans.

  • South Side’s Next Big Bite

    South Side’s Next Big Bite

Whataburger is planning a new South Side location in San Antonio featuring the brand’s Legacy prototype, a redesigned look intended to reflect its heritage while creating a fresh customer experience. Doors are slated to open by fall 2027, adding another anticipated development milestone to the area.

For nearby residents, a new restaurant can bring everyday convenience and increased visibility to the surrounding neighborhood. It may also contribute to changes in traffic flow, commercial activity, and the way prospective buyers view nearby properties.

Buyers and investors should look beyond the restaurant itself and track the broader development picture, including road improvements, adjacent businesses, construction timelines, and future commercial projects. These details can help provide context when evaluating a South Side property.

If you are considering buying, selling, or investing in San Antonio, staying informed about planned developments can support better decisions. Reach out for a customized South Side real estate update and a closer look at how neighborhood growth may affect your goals.

  • Bargain Hunting With Rates Above 7% | Looking for a REALTOR® you can trust? Let’s make your next move with confidence. Committed to Service. Driven by Integrity.

With mortgage rates continuing to hover above 7%, it’s understandable that affordability is weighing on many buyers’ minds. As someone who guides clients through both resale and new construction here in San Antonio, I know how crucial it is to plan ahead in a shifting market. Recent studies suggest that building a rate cushion—anticipating a potential half-point increase in the next three months, three-quarters by six months, and up to a full point over the next year—can help buyers prepare for the unexpected.

Interestingly, buyers who waited until later in the year often found more negotiating power: typical homes were about 5% less expensive in early Q4 compared to late Q2, with fewer competing offers and more opportunity to negotiate on price or terms. Last month’s roughly five-month supply meant buyers could also negotiate more confidently on closing costs, discount points, or even temporary rate buydowns.

Markets are signaling the possibility of further Fed tightening, but the long-term goal remains steady inflation—which could eventually bring some relief to those mortgage costs. My approach is always hands-on, detail-focused, and rooted in helping clients move forward with confidence, whatever the market brings.

  • San Antonio’s Renter-Friendly Market Thrives Amid Growing Demand

San Antonio’s Renter-Friendly Market Thrives Amid Growing Demand

San Antonio’s rental market is seeing a unique shift—rents have dipped 2–3.5% recently, thanks to a surge in available units after years of rapid development. As a REALTOR® who’s worked closely with both buyers and sellers here, I know how quickly these cycles can change. Construction is now slowing, and experts predict that by 2027–2028, we may see rents rising again as demand catches up with supply. Affordable housing is still in short supply, which continues to put pressure on our community and raises concerns about homelessness. If you’re navigating these changes—whether as a homeowner, investor, or renter—it’s more important than ever to pay attention to the details and make informed decisions. I’m committed to guiding my clients through these shifts with integrity and a hands-on approach that puts your goals first.
